The original owner named a price of about HK$11.50 million, put the property on the market for only around a week, and after negotiation it changed hands for HK$11.40 million. The effective price per sq ft was about HK$16,239.
Midland Property says the buyer is an end-user within the same area. Seeing that the unit’s asking price is reasonable, and with market conditions improving, they accelerated their move to purchase.
Data shows that the original owner bought the above property in 1996 for about HK$3.64M. After holding it for about 30 years, the book profit on this transaction was about HK$7.76M. During the property period, its value increased by about 2.1 times.
